This renovation of an existing single family home included:

  • An entire third story addition
  • New domestic water and sanitary connections
  • 29 tons of cooling capacity across eight air handlers
  • A new 400 Amp, 240 Volt distribution

Tight spacing within the existing structure presented design challenges for the mechanical design.

Collaboration with the mechanical contractor allowed for a design build in challenging areas of the existing structure.


DLB has designed many high-rise residential & mixed-use facilities.

One such project is a 35-story, mixed-use high-rise in midtown Manhattan, "The Olivia".

The tower includes 26 floors of studio, one bedroom and two bedroom rental apartments.

The lower six floors include 300,000 sq.ft. of retail space, a movie theater and a 250-space below grade parking garage.

Our work included all the MEP infrastructure, including power distribution, HVAC, fire protection & the integration of the telecommunication systems.

As we get older, it is harder to hear and see. Lots of glare free lighting and quiet mechanical systems can really help.

DLB performed the tenant fit out of a 2,000+ sq.ft. luxury condominium in the Hudson Street Building, a 7-floor low-rise located in New York City.

DLB was able to effectively, affordably and aesthetically design the mechanical infrastructure to fit within the tight construction constraints of this project.

The mechanical design needed to be compact to fit into a small corner utility closet. The supply ductwork was installed in a dropped soffit around the space to maintain the high ceilings. Hydronic baseboards were also repositioned to supply the space with adequate heat.


Our involvement with Perth Amboy Housing Authority highlights our expertise in energy efficiency and ability to integrate systems into existing facilities.

DLB successfully completed a 3rd Party Energy Review for Perth Amboy HA to validate their Energy Savings Plan meet the NJ Board of Public Utilities Guidelines.

This program provides various levels of funding to public entities to implement energy savings measures.DLB has extensive experience in various parts of this process such as:

DLB also completed the fire protection design for a high rise housing apartment complex. The 11 story building structure contained no space for the concealment of sprinkler pipes and infrastructure so the design needed to be integrated into the existing space from a functional and aesthetic point of view.
